Working closely with the client and their broker, Corridor RF&S, during the leasing process, we were able to quickly and efficiently provide the information necessary to negotiate the appropriate tenant improvement allowance needed to cover the upgrades to be included in the build out. CORRIDOR RF&S REAL ESTATE

As Corridor RF&S worked with their partners, Reznick, Fedder & Sliverman, CPA’s, to plan their move, it became obvious that Reznick’s architect could not provide the personalized service that they knew CAI gives to each and every client. Working hand-in-hand with Corridor’s partners and staff, we were able to optimize their space plan, paying close attention to the smallest of details to ensure their existing furnishings would fit within the new layout, we were still able to meet the extremely tight deadline set by the Reznick’s architect. Some highlights of the project include:

As a foundation for the finish concept, we built upon Corridor’s desire for the space to mirror the firm's personality – “creative and innovative with a strong corporate foundation”. Situated within Downtown’s newest landmark building, our goal for this space was to create a professional yet sophisticated look that accentuates the traditional style of the firm, in drastic contrast with the starkly contemporary look of Reznick’s space.



HODES, ULMAN, PESSIN & KATZ, P.A.

Another Corridor RF&S referral, we began this project planning for a relocation to 40,000 square feet on two levels within a new office building. A preliminary space plan and detailed pricing plans were developed in order to negotiate lease terms with the new landlord. When the client ultimately ecided to accept a renewal package from their existing landlord, they requested that CAI be brought in to do the design work for the renovation because we already had an intimate understanding of their requirements. Some highlights of the project include:

  • 32,000 square foot multi-floor office renovation

  • Phased construction project to be completed while space remains occupied
  • Relocation management including development of detailed relocation plans to allow the business to function during the construction with the minimal amount of disruption

This prestigious law firm wanted to create a new look that is on the leading edge today, but will maintain its freshness into the next decade. Keeping in mind their budget, we were able to find a cost savings and still create a sophisticated atmosphere by blending some of their existing furnishings and finishes into the new design concept.



TAYLOR TECHNOLOGIES

An Obrecht Properties, LLC Project
Sparks, Maryland

The innovative insight of the owner, along with the flexibility to make recommendations that influence the overall design of the building, has made this long-term project one of Creative Access'; most interesting and creative. Some highlights of the project include:

  • Master Planning of a 157,000 square foot corporate campus
  • Detailed preliminary space planning
  • Upgraded design development for executive areas
  • Development of a “theme” for the connecting corridors that will enable the owner to use this campus as a marketing tool for his products
  • Full interior construction documentation

Creative Access has worked closely with the owner as well as the entire design team to bring this project together utilizing an innovative "Inside Out" planning process. Paying careful attention the users' needs has brought about cost saving changes such as the addition of a second floor to one building while down-sizing another, alterations to various building heights, and the relocation of the visitor's entrance as well as adding a new eye-catching two-level atrium.



MIDATLANTIC CARDIOVASCULAR ASSOCIATES

AT FRANKLIN SQUARE, A MEDSTAR PROJECT
Baltimore, Maryland

Creative Access has provided Midatlantic Cardiovascular Associates with design and construction coordination services on several previous projects, so when MedStar put this 10,000 sq.ft. project out to bid, Midatlantic’s upper management requested Creative Access be included. They have come to rely on our understanding of their business, their workflow and their methodology. Each office is a bit different, so identifying their needs for this new larger space was unique, however, our knowledge and experience with their existing office suites was definitely a benefit. CAI acted as the lead designer as well as the team leader for this project, working with Midatlantic and MedStar to define the requirements, as well as coordinating the multiple disciplines necessary to make this project a success. As with any project where multiple disciplines such as Architectural, MEP and structural design are provided, it is imperative for a team leader to communicate project goals and ensure schedule adherence as well as monitor quality of design. With this project having an established budget prior to assembling the design team and finalizing the layout, it was crucial that CAI design within that budget while still meeting the design aspirations of Midatlantic. With this suite being on an upper level, the weight of the nuclear camera as well as multiple high-density file units required a study by a structural engineer, while other necessities required specialty consultation with equipment vendors. In addition to team coordination, Creative Access provided all interior design development services, formal construction drawings, bid coordination, budgeting, and construction management services.



RADIATION ONCOLOGY

Bethesda, Maryland
an ATEC Industries, Ltd. Project

CAI worked in conjunction with ATEC Industries, Ltd. on this highly specialized design project. Rather than working in our usual method of taking a space and filling it up, we worked backwards and built this space around a very expensive, super-sophisticated piece of equipment. This project, for Bethesda Naval Medical Center, had stringent requirements for both design and presentation as well as a long approval process. In addition, the equipment within the space required precise specification that had to be incorporated into the construction documents. Our design services included preliminary space planning, interior design specifications and construction drawings.



HOWARD OPEN MRI

Clarksville, Maryland

When designing the highly sophisticated treatment area this MRI suite, the emphasis was on the patient and their comfort. Usually the patient visiting a suite of this type is already uneasy and uncomfortable even before arriving. Our goal once the patient enters the suite is to create an environment that will relax the patient as much as possible. Our job was made easier on this project because our client for the Howard Open MRI suite understood the importance of how finishes can contribute to this goal. The reception area has a feeling of warmth and beauty that was created by using natural materials such as woods and greenery. A custom planter box was designed to enhance this area, utilizing real plants to bring a feeling of comfort into a space. Warm colors, primarily greens and beiges, were chosen for the color pallet and can be seen in the wallpaper and border as well as on the reception desk. A light wood finish was used on the reception desk as well as on the chair rail that surrounds the room. The warm colors are repeated throughout the suite in subtle elements such as the signage. Once the patient reaches the MRI room, the design concept has been carried throughout the space and into this room by using warm wood flooring and trim and tall green plants. The subtle wallcoverings and colorful artwork mix with this natural beauty to create a truly relaxing environment. The staff areas have been laid out and designed for efficiency. It is important to have a productive work environment for the healthcare professional to be able to better serve the patient. This MRI suite gives its patients a true feeling of comfort and relaxation.



BLACK & DECKER

Towson and Hunt Valley, Maryland

Due to the very aggressive timing of two simultaneous projects, Black & Decker looked to CAI to provide the design for over 64,000 square feet within two new office locations. We worked closely with Black & Decker’s real estate department and in-house design team to create construction schedules for both projects. Extensive programming was necessary to organize the relocation of various departments from two existing facilities. The preliminary space-planning phase required detailed furniture layouts to ensure adequate space for the employees who were moving. Interior design development and construction documentation services were provided as well as coordination of mechanical drawings.



ROYAL FARMS

Baltimore, Maryland

CORPORATE HEADQUARTERS AND TRAINING FACILITY
This planning-intensive interior design project included space planning, construction documentation, budget review, contract administration, furniture specification, and move coordination services. The theme used throughout this historic building is reflective of the Art Deco period and includes a 1950s theme diner. The tall, open ceilings give a dramatic feeling that is highlighted by unique lighting selections.

CAI provided consulting on design issues within a team environment and acted as an advisor on compliance issues including all federal, state and local regulations, laws, and codes, including the Americans with Disabilities Act.



CRAWFORD ADVISORS

Hunt Valley, Maryland

CAI was brought into this project by Blue and Obrecht Realty to pinpoint the client’s programming requirements in order to narrow down the search parameters and identify the best locations for this prestigious financial institution. Some highlights of the project include:

  • 14,000 square foot corporate headquarters
  • Preliminary space planning for multiple locations
  • Extensive design development
  • Presentation of design concepts using renderings and finish boards
  • Furniture coordination including inventory of existing pieces to be reused
  • Budget consultation

During this process, the client expressed their interest in getting a head start on their design, so we began developing their finish schemes even before a location was selected or the lease was signed. Having determined the precise level of upgrades the client wanted, we were able to put together detailed pricing plans that the broker could use during the lease negotiations to ensure that the upgrades would be built into the tenant improvement allowance.



UNITED PRODUCTS DISTRIBUTORS, INC.

Baltimore, Maryland

A planning and management intensive project where Creative Access acted as the team leader to coordinate all components, including the architectural and structural design, site work, and the interior planning and design. The finished project is a large retail establishment with administrative offices and an on-site training facility. The unique design concept includes: a large showroom that is open to the exposed steel joists with suspended bulkheads supported by a cabling system, a second level mezzanine that overlooks the showroom, a custom fish tank area with a unique port hole, and glass structures displaying several manufacturer’s logos. Creative Access provided all interior planning and design services including concept, interior design, construction drawings, and construction management.



PDP GROUP

Hunt Valley, Maryland

The redesign of this 50,000 square foot single-user building was extremely challenging due to its very aggressive timeline and the multiple revisions to the layout that were made. Working side by side with Obrecht Realty Services, Inc. and the user’s management team, CAI developed a floor plan suitable for all of the various divisions of the company. During this process, it became obvious that the user needed additional space to house their elaborate filing system, therefore it was determined that an addition to the building was necessary. A new location for the front entrance of the building was also desired. CAI collaborated with the user’s architect on both the addition and new entrance. The extra space created by the addition brought about the need for a redesign of the main building and another round of pricing just as construction was set to begin. During the design development for this project, a Conservative Corporate Design oncept was established for this user to provide a feeling of warmth and comfort while still suggesting the masculine flair we identified with the leadership of the company. This concept was just the transitional style needed to modernize the dated look of the facility. CAI also worked closely with the user’s furniture vendor to ensure that the selections were compatible with the design concept. Many long hours and constant communication between the members of the project team helped CAI bring the project in on time and within budget.



HAGERMEYER / TRISTATE ELECTRIC

White Marsh, Maryland

Taking two existing locations and moving them both to a new facility can be a quite a challenge, especially when you are on a very tight deadline. To begin this project, we worked with the client and their real estate broker, CB Richard Ellis, to prepare a programming document to determine the exact requirements of this user. Once the space requirements were determined, CAI worked with the client to develop space plans for several locations, allowing them to make an educated choice. Once a location was selected, Creative Access was informed that renovations of this 17,800 square foot building needed to be complete within two months, although a lease was still being hashed out. CAI went right to work on the construction documents and finish selections so that ontractor could apply for the building permits and order materials. CAI handled the administration of the bid process and assisted the client in selecting a general contractor, and ultimately overseeing all of the construction management details for the project. Hired to do move and furniture coordination, CAI worked with the staffs of both locations, the moving company, and furniture vendors to ensure a smooth transition. With a lot of teamwork, this project was completed on time and within budget.



ATEC INDUSTRIES, LTD.

Laurel, Maryland

Building upon the vision of the forward-thinking leaders of this general contracting firm, CAI created a modern look for their new corporate headquarters. Working with bold colors and special lighting techniques, we were able to design a space that reflects the progressive personality of the firm. Needing warehouse space for their specialized construction projects, as well as office and conferencing space for their staff, we were able to stretch their square footage by adding a mezzanine overlooking the reception area. Due to the confidential nature of their clients, a SCIF was also required. CAI provided space planning, interior design development and construction documents for this detailed and code-intensive project.



UNITED PARCEL SERVICE

Timonium, Maryland

Tired of years living with a corporate standard, this full-building user wanted us to "get rid of the gray". This task was a bit challenging since the changes were to occur in a phased manner over the next few years and the existing workstations were to remain. Our goal as we began the design process was come up with a creative new color scheme. The new scheme needed to bring a feeling of change and newness to the renovated areas, while at the same time complementing the old color scheme in areas that were not yet phased for change. This was a challenging project that generated employee enthusiasm during the process with a fresh new color palette in the end. This project included materials and finish selections and specifications.



MOLECULAR ANALYTICS

WESTERN RUN BUSINESS CENTER
Sparks, Maryland

This project began with the need to adhere to an aggressive timeline to deliver a detailed space plan and interior design for a new 30,000 square foot building in order for construction to be completed within a six-month window. CAI was involved in extensive preliminary planning early on with this client to develop a complex design program that included the corporate offices, support center, and sophisticated lab and production area. Our services included interior design, specifications, and construction drawings for the entire facility.



REYNOLDS AND REYNOLDS

WESTERN RUN BUSINESS CENTER
Sparks, Maryland

With this large corporate firm relocating its operation to the new Western Run Business Center, the client wanted a fresh new appearance as well as a layout that encouraged productivity and efficiency. Rich earth tones were used in the color scheme to create warmth and to complement the existing workstations and furniture that the client brought from their existing facility. We utilized the natural light created by the large windowed areas for the open work environments placing the support areas in the core of the space for easy access. Our services included interior design and specifications as well as construction drawings for the entire facility.



CHARLESTOWN RETIREMENT COMMUNITY

Catonsville, Maryland

Creative Access was selected to provide interior design services for this local and well know retirement community to renovate areas within the resident buildings to bring in a fresh new updated look. A specialized knowledge in the design process is required to ensure the needs of the community's aging population are met while enhancing the residents' aesthetic experience through the proper selections of materials and finishes. The outcome is a fresh new look for the residents while maintaining ease of cleaning and durability for the owner. Our services included interior design development and specifications and construction drawings.



NORTHWEST HOSPITAL

PSYCHIATRIC UNIT
Baltimore, Maryland

CAI provided interior design services for a large renovation to one of Northwest Hospital's existing standard patient wings. With psychiatric patients being a specialized group with complex needs, this project required extensive review and floor plan modifications of the existing design elements within the wing. The end result provided an aesthetically pleasing environment while ensuring the safety of the patients and staff.



PHYSIOTHERAPY ASSOCIATES

AT CAL RIPKEN CENTER
Columbia, Maryland

One of seven Physiotherapy Associates projects CAI worked on in 2002, the Cal Ripken Center renovations were especially challenging because of several stops and starts at various stages of the project and a redesign just before construction was to begin. The Client required modifications to a portion of their 10,000 square foot office and needed to remain open during the renovations. Because this space was originally to be shared with a third-party user, we worked with several members of both staffs to create a layout that worked for everyone. After preparation of the construction documents and integration of the new finishes with the existing scheme, CAI coordinated with several contractors to obtain competitive bids that fit the Client's budget, and worked with the selected contractor to ensure a smooth and timely construction process.



CLOVERLAND GREEN SPRING DAIRY

The major challenge of this project, the renovation of the 17,500 square foot corporate headquarters for one of Maryland’s landmark dairies, was the extensive phasing that allowed the company to maintain ongoing operations in the facility throughout construction. The project consisted of six phases in which CAI provided move coordination and on-site management.
